The spacious upper floor features a well-equipped western kitchen, dining room and living area while the downstairs houses two master bedrooms and a third bedroom with twin beds (convertible into a king), all with stunning sea views and ensuite bathrooms. The sense of space and height offered by the peak-roofed, northern Thai, Lanna-style architecture is further enhanced with the skylight that runs along the top of the roof. The upper floor's open-plan and extensive terracing offers an ideal venue for entertaining.

Villa Miltonia K12 shares a lift with the neighbouring four-bedroomed Villa Phala A5, and these are often booked together by larger groups and are particularly practical for those with restricted mobility.

As part of this luxury development of 25 villas, efficient, professional service is provided by the estate's on-site management company. Daily maid and grounds service is included, while a dedicated in-villa maid and chef are available on request (extra charges apply). Most guests opt to order meals from the estate’s central kitchen or to self-cater. Other easily arranged services include in-villa massage, grocery shopping, tours/transport and babysitting.

A larger shared pool and shallow children's pool are just across the road at the estate's club house, which also has a pool table, pétanque pitch, and a fitness centre with sauna, all available for guest use at no extra charge. Villa Miltonia's top floor was made for entertaining in style, and 20 or so people could comfortably mingle and dine here. The large open-plan room has folding doors that open out to a spacious teak-shaded terrace with superb views out over The Andaman Sea, furnished with sumptuous lounge chairs and an oval wooden table that seats six. A second terrace overlooks the pool; its four-seater table is a nice spot to enjoy a morning coffee.

Inside, high ceilings and a skylight along the roof’s peak give this elegantly appointed room an added airiness and brightness while one-touch lighting control offers eight mood settings. An ocean-facing living area is furnished with a daybed and a sleek wooden sofa and chair set, ideal for some quiet reading. Behind this are soft cream chairs and a sofa, set around a 42-inch TV. Warm-toned pillows and carpets add a cosy touch. The modern kitchen is well equipped – though the superb dining choices available within the villa estate and in Patong make self-catering unlikely. The stately wooden indoor dining table seats six, while a bar counter next to it provides seating for three more. A central wooden staircase leads grandly down to the three bedrooms.

Plenty of private space is offered downstairs, with two large master suites with king-sized beds providing great sea views. The larger suite has a two-person jacuzzi tucked into an alcove in the bedroom and a black-granite double vanity unit stretches behind the bed. Just behind is a spacious ensuite bathroom with a shower. The second master suite features a four-poster king-sized bed and a bright ensuite bathroom with a jacuzzi, shower and double vanity. A terrace across the front of both suites leads to a garden and the blue-tiled swimming pool.

The third bedroom, situated next to the second master suite, offers superb privacy and a delightful sea view with the pool directly out in front. Furnished with twin beds that can convert into a king-sized bed, this spacious room provides a lovely rest area for couples or kids. Its ensuite bathroom has a shower and double vanity set.

As well as the lift that Miltonia shares with its neighbour, an outdoor staircase allows easy access between levels. A covered car parking space is available at the villa, with more parking options at the estate's secured main entrance. A free buggy service to and from the villa is offered 24 hours a day.
